Q: What is Statewide Home Grants?

A: Statewide Home Grants is a organization that offers a special Home buying assistance program designed to help individuals and families, with limited capital, to become homeowners. Statewide Home grants provides the resources for your down payment and closing cost money to approved recipients for use in purchasing a home. Statewide Home Grants is not a government program. The Statewide Home Grant given to the borrower is a cash-gift and does not have to be repaid.


Q: How do I qualify for the Statewide Home Grants program?

A: The only qualification for the home grant is to need the program. Grants are for those who have the desire to own a home, but need down payment and closing cost assistance. The homebuyer must qualify for a mortgage loan with an approved Statewide Home Grants lender.


Q: How much money does a buyer need to use the Statewide Home Grant Program?

A: The Home buyers need little or no money down and several of the country's primary mortgage lenders' guidelines allow homebuyers to receive grants/gifts, from federally registered non- profit organizations, as part of their down payment and their closing costs to be paid by the selleror the lender. Utilizing the funds from the Statewide Home Grants Program, individuals and families are able to purchase homes with little or no money down.


Q: How much is the administrative fee for the program?

A: The Statewide Home Grants Program has a 1% administrative fee on all issued grants. The Seller, Builder or the Lender pays the fee. The fee helps to offset the administrative expenses of the program and adds to the pool of monies used to issue more grants.


Q: What properties qualify for the Home Grants Program?

A: New or existing single family homes, townhouses and Planned Unit Developers. For a property to qualify for a grant/gift it must be "owner occupied". New Construction and homes located in PUD’s must be HUD approved.


Q: Is the Statewide Home Grant Program Restricted to first time homebuyers?

A: No. Statewide Home Grants will make all of its services and funding programs available to anyone needing such assistance.  However, the home purchase must be a owner occupied home.

Q: What information do I need when I apply for my loan?

A: The lender will want to see the following items. Please keep in mind that we can give you an approval if you do not have these items at the time of application, but the sooner we have everything, the smoother your file will go.

1. 2 recent pay stubs
2. Last 2 years tax returns with the W-2 forms
3. Last 2 bank statements/401K statement/Mutual fund statement
4. Divorce decree (if applicable)
5. Bankruptcy papers (if applicable)

 

Q: What's the difference between you and going to my local bank? Don't you all do the same thing?

A: Believe it or not, no, we don't. Banks have limited programs available. We deal with over 25 different banks and lending institutions. Many banks will charge you an application fee upfront. If they can't approve you, you lose that money! We get customers approved all the time that were turned down by another bank or mortgage broker/banker. Experience plays a key part.
